An affordable housing development that once found itself at the center of a battle over challenges to the Mayor's Executive Directive 1 is fully-framed in Sawtelle.

The project from Generation Real Estate Partners and Eris Development, LLC, now taking shape at 11418 W. Missouri Avenue, consists of a four-story building that will feature 44 studio, one-, and two-bedroom apartments without on-site parking.

Save for a single manager's unit, all of the apartments are to be rented to low- and moderate-income households, making the project eligible for density bonus incentives.

JZA Architecture is designing 11418 Missouri, which will include a ground-floor gym and a rooftop amenity deck.

"The buildings design is inspired by the desert modern architecture of Palm Springs and employs the use of a fluted tile façade and heavy lace stucco volumes with a pop of textured color tile motif," explains a narrative from the JZA website.

Completion of the building is expected this year.

Generation Real Estate's plans for the Sawtelle property were challenged by neighboring property owners, who lodged an appeal with the City of Los Angeles in early 2024 seeking to block its construction. While such appeals of infill developments are routine in Los Angeles, it came as a surprise in the case of Missouri Avenue project, which was deemed to be exempt from review under the California Environmental Quality Act. The Planning Department dismissed the appeal two months later, determining that it should not have been accepted for consideration in the first place.
