The Los Angeles City Planning Commission has signed off on a project that would bring new housing and commercial space to the Abbot Kinney corridor in Venice.
The proposal, which comes from developer Steven Fogel of SJF Venice, LLC and Westwood Financial Corporation, is slated for a site at 825 S. Hampton Drive. Plans call for the construction of a new four-story building featuring 30 studio, one-, and two-bedroom apartments with 3,416 square feet of ground-floor retail and restaurant space. Parking for 50 vehicles would be located in two subterranean levels.
In addition to permission to sell alcohol in the proposed restaurant and a coastal development permit, the Commission approved density bonus incentives permitting a larger structure than would typically be allowed by zoning rules. In exchange, three of the proposed apartments are to be set aside for rent as affordable housing at the very low-income level.
David Hidalgo Architects is designing the project, which would include a courtyard on its second floor, a roof terrace, and a fitness center. In the public realm, plans call for a street-fronting plaza on Abbot Kinney.
The proposed development is the second which Fogel has sought to build on this site. Previously, he secured approvals for a smaller three-story building with just eight apartments and commercial space.
