Hudson Pacific Properties is preparing to redevelop a portion of its Element LA office campus in Sawtelle with housing, according to an application submitted yesterday to the Los Angeles Department of City Planning.

The proposed project at 1861 S. Bundy Drive, two existing structures to clear the way for a new five-story building featuring 238 studio, one-, and two-bedroom apartments above 10,010 square feet of ground-floor commercial space and semi-subterranean parking for 347 vehicles.

Requested entitlements include density bonus incentives to permit a larger building than otherwise allowed by base zoning rules. In exchange, 31 of the new apartments are to be set aside for rent as affordable housing at the very low-income level.

KFA Architecture is designing the which would incorporated two courtyards on the second floor (featuring a pool, a fire pit, and an artificial turf lawn, among other amenities) and three decks on the fifth floor.  A landscaped public plaza is proposed at the street frontage, adjacent to the new retail space.

The project would represent yet another large investment in housing on land located in close proximity to Metro's Expo/Bundy Station, joining the neighboring West Edge development that opened in 2023 with 600 apartments and offices for Riot Games, and a trio of projects from Carmel Partners. 

The Element LA site was also slated for housing under the never-built Bundy Village project, which would have resulted in 385 homes and medical offices on the property. After the project was rejected by Los Angeles officials in 2011, the property was sold to Hudson Pacific Properties, which spent $150 million to transform the site into a more than 250,000-square-foot office campus.

While Hudson Pacific Properties is best known as an owner and developer of studio campuses and soundstages, the company has recently ventured into plans for a similar mixed-use project at the former NFL Media campus in Culver City, where it plans 508 apartments.
