Four years ago, the NFL's media arm decamped from its former home in Culver City to shiny new digs near SoFi Stadium in Inglewood, leaving a six-acre campus at 10950 Washington Boulevard behind. Now, Hudson Pacific Properties is taking a step forward on plans which would redevelop the 169,000-square-foot office campus with a mixture of housing and commercial uses.

The new development, located just west of Washington Boulevard's intersection with Elenda Street, is to be reviewed later this month by the Culver City Planning Commission. Plans call for redeveloping existing improvements with a pair of five-story buildings featuring a combined 508 apartments, 14,000 square feet of ground-floor commercial space, and parking for 715 vehicles.

As a condition of approval for density bonus incentives permitting a larger project than would otherwise be allowed at this location, Hudson Pacific would be required to set aside 79 of the apartments as deed-restricted low-income housing.

KFA Architecture is designing 10950 Washington, which would include over 100,000 square feet of landscaped open space. Included in that total is an approximately 10,000-square-foot publicly-accessible plaza which would spill out onto Washington Boulevard.

The proposed development inches forward at a time when Culver City has been forced by state legislation to rezone to accommodate more housing. As a result of the City's 2021-2029 Housing Element, more than 80 percent of land in Culver City is now zoned for residential uses. 

Hudson Pacific Properties is best known as a landlord of commercial properties, including a collection of studio complexes in Hollywood.
