Two years after securing approvals for housing on the former site of Vista del Rey Church in Mar Vista, developer Robert Green is going back to the drawing board using the new citywide housing incentive program.

Green's firm Frame LA recently filed a new entitlement application for the site at 12124 W. Pacific Avenue, seeking approvals for the construction of a six-story building containing 87 one- and three-bedroom apartments with subterranean parking for 124 vehicles.

The revised project would exceed the density approved for the site in 2023 by the City Planning Commission, when the project was envisioned with 74 apartments. However, the height of the development remains unchanged, and the amount of parking likewise remains roughly the same.

The amount of planned affordable housing has likewise been changed to seven units for very low-income households and seven units for moderate-income renters (or 14 in total) in lieu of the 11 very low-income units from the original proposal.

PK Architecture is designing the revised project.

Green, in addition to the Mar Vista project, has also built a similar 74-unit complex in Palms through Frame.
