An updated environmental study offers a look at upsized plans for a mixed-use residential complex along the Rubio Wash in San Gabriel.

The Rubio Village development from Panku, Inc., slated for a site at 201 N. San Gabriel Boulevard, calls for the construction of 225 residential studio, one-, two-, and three-bedroom dwelling. Plans also call for approximately 13,500 square feet of ground-floor commercial space and parking.

Plans to redevelop the site date to 2007, when a smaller project with 159 residential units was proposed by a prior landowner. Subsequently, Panku obtained entitlements for a 179-unit complex on the 2.9-acre property in May 2022, then submitted an application for the current project in 2023.

LCRA has been retained to design the apartment complex. Plans call for six-story buildings in the Spanish Colonial Revival style, accompanied by a new plaza above the Rubio Wash.

Construction of Rubio Village is projected to occur over 26 months.

The project site sits roughly a half-mile north of another large empty lot at 700 S. San Gabriel Boulevard, where construction is underway for a larger mixed-use complex featuring more than 250 residential units and retail space.
