Construction has commenced for an adaptive reuse project in the San Fernando Valley that will convert aging offices into affordable housing, FSY Architects recently announced.

The Executive Directive 1 project from Elysian Housing, located at 5435 N. Balboa Boulevard, will convert an existing two-story office building into 117 studio and one-bedroom apartments with 120 parking spaces to be provided in a surface lot.

FSY's design for the project, called The Oaks on Balboa, would convert some parking into courtyards and gardens for use by residents.

The project is off the beaten path for most adaptive reuse projects, which have to date been centered in parts of the central Los Angeles area such as Downtown, Koreatown, and Hollywood. However, similar projects may become much more common in the near future as City officials prepare to adopt a citywide adaptive reuse ordinance.

The development site is located roughly three quarters of a mile northwest of the intersection of Ventura Boulevard and La Maida Avenue, where a mixed-use project featuring 130 homes above a Mercedes-Benz dealership is planned.
