A proposal to build infill housing near the intersection of Lincoln Boulevard and Rose Avenue in Venice has cleared the Los Angeles City Planning Commission.

On October 9, Commissioners voted to approve an application from Sondra and Henry Abouaf to redevelop a pair of duplexes at 657 and 659 E. Sunset Avenue with a new four-story, 18,700-square-foot building containing 25 apartments and 11 parking spaces.

The Commission granted approval of density bonus incentives permitting a larger structure than otherwise allowed by zoning rules. In exchange, six of the new apartments are to be set aside for rent as affordable housing at the very low-income level. 

Breakform Design is designing the contemporary low-rise structure, which is shown with a setback at the upper floor.

A similar project with 16 apartments is planned a short walk to the east of the Sunset Avenue site at 748 E. Flower Avenue.
