An empty lot in Jefferson Park is slated for redevelopment with a mixed-use apartment complex, according to an application recently filed with the Los Angeles Department of City Planning.
The project from Mark Judaken through the entity Kalnel Gardens, LLC, slated for a corner lot at 2903 Jefferson Boulevard, calls for the construction of a six-story edifice featuring 26 studio, one-, and two-bedroom apartments with approximately 2,822 square feet of ground-floor commercial space and parking for two vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than would otherwise be permitted by zoning rules. In exchange, three of the apartments are to be set aside for rent as affordable housing at the very low-income level.
Mika Design Group is designing 2903 Jefferson, which is depicted in renderings as a contemporary podium-type building with a rooftop amenity deck.
The same team is also working on a project recently filed for a site on the opposite side of Jefferson Boulevard.
