A stretch of commercial buildings located just north of the A Line's Lake Station in Pasadena are set to give way to a mixed-use apartment building, according to an item set for review by the Pasadena Design Commission.
The proposed development, which comes from an entity affiliated with 4D Development & Investment, would rise from a corner lot located at 490 N. Lake Avenue. Plans call for the construction of a seven-story building featuring 149 studio, one-, two-, and three-bedroom apartments above 9,298 square feet of ground-floor commercial space and parking for 135 vehicles.
According to a staff presentation, 23 of the proposed apartments would be reserved for very low- and moderate-income households, making the project eligible for density bonus incentives.
Kevin Tsai Architecture is designing 490 Lake, according to plans included with the presentation.
"The building is designed in a contemporary style, with a flat roof, simple box massing with slightly projecting and recessed building volumes and applied framing features, stacked punched openings and recessed and slightly projecting balconies with simple metal railings," reads a staff report describing the project. "The corner of the building exhibits a rounded form, with recessed rounded balconies at the upper floors. The preliminary material palette includes a stone or brick veneer base, stucco at the floors above, and metal storefront systems.
The project is being presented to the Commission for a preliminary consultation, and a final vote is not scheduled at this point in time.
Other upcoming projects from 4D Development include a proposed mixed-use building on Melrose Avenue in Beverly Grove.
