Housing is in the works for the former site of a funeral home in Bellflower, according to a recently published environmental report.
The City of Bellflower is currently evaluating rezoning properties located at 9855, 9903, and 9915 Flower Street - a short distance to the east of the commercial corridor of Bellflower Boulevard. Based on plans from Irvine-based developer City Ventures the largest of the three sites - the 1.1-acre plot at 9903 Flower Street - would be rezoned to accommodate up to 32 townhomes. The two adjacent properties would be rezoned to permit up to 50 dwelling units per acre, although no project is proposed at this point in time. Combined, they could accommodate up to 44 combined homes at this density.
City Ventures is planning four new buildings on the site, each standing three stories in height with 11,572 square feet of floor area. The proposed townhomes would include a mix of three-bedroom layouts, ranging between 1,335 and 1,558 square feet in size. Other project elements include on-site open space and two-car garages for each home.
Construction of the new housing will require approval of a general plan amendment and a zone change, among other discretionary actions.
The site is located south of a former Pacific Electric Railway right-of-way which is currently improved as a bike trail, and is slated to one day at rail service through Metro's Southeast Gateway Line. Bellflower recently saw the construction of a mixed-use apartment complex near the future site of its stop on the Southeast Gateway Line.
City Ventures, in addition to its project in Bellflower, is active in several jurisdictions within Los Angeles County. The company has projects in the works for Torrance and South Gate.
