A strip mall at a busy intersection in Beverly Grove is set to give way to affordable housing, according to an application submitted yesterday to the Planning Department.
The project from CIM Group, which would rise at 300 N. La Brea Avenue, is slated to replace the shopping center at the northeast corner of La Brea's intersection with Beverly Boulevard. Plans call for the construction of a seven-story building featuring 99 apartments - including 78 low-income units, 20 moderate-income units, and one manager's apartment - above 3,200 square feet of ground-floor retail space and parking for 47 vehicles
Requested entitlements include development city-level development incentives to permit a larger structure than would otherwise be allowed by base zoning.
The proposed development is a departure for CIM Group, which typically focuses on market-rate and mixed-income projects, although the company currently has another affordable development in progress in West Adams.
CIM Group's past work includes projects located to the north along the La Brea corridor in the City of West Hollywood, including a proposed 34-story high-rise which would become that City's tallest building.
A mixed-use building with apartments and retail from another property owner is also in the works one block the north at 361 La Brea Avenue.
