A year-and-a-half since our last updated in Santa Monica, the wrapping is off for a mixed-use apartment complex from developer Tishman Speyer.

Located at 1430 Lincoln Boulevard, the project consists of a five-story building that will feature 97 studio, one-, two-, and three-bedroom apartments when complete. Approximately 5,900 square feet of retail space will line the building's ground floor, sitting atop a four-level, 295-car subterranean parking garage.

Studio T-Square 2 designed the contemporary podium-type apartment complex.

The project is one of four recently completed or under construction in Downtown Santa Monica from Tishman Speyer, which acquired eight entitled sites from WS Communities in a deal announced in early 2022. The new development also joins a recent string of large apartment complexes to reshape the Lincoln Boulevard corridor through the neighborhood, including a new development from Related Cos. down the street.

Besides its Santa Monica properties, Tishman Speyer also recently acquired an empty lot near the La Cienega/Jefferson Metro station in Baldwin Hills. Current plans for the site are unclear, although it was previously slated to serve as a headquarters campus for the Coffee Bean & Tea Leaf.
