New York-based development firm Tishman Speyer is reviving plans for housing on a property it acquired roughly five years ago from WS Communities.
The property, located at 1318 Lincoln Boulevard, is one of eight sites Tishman Speyer purchased along with entitlements. The property, currently developed with a parking lot, was approved in 2018 for the construction of a five-story building featuring 43 apartments atop 3,437 square feet of ground-floor commercial space and a 91-car subterranean parking garage. Tishman Speyer sought an extension of entitlements for the site in 2023.
According to a new project website, rather than move forward with the originally approved plan, Tishman Speyer has instead opted to re-entitle the property for the construction of a larger building. Plans now call for the construction of an eight-story building containing 110 market rate apartments with amenities and a three-level, 95-car subterranean parking garage.
Affordable housing for the project would be provided off-site in a building at 1325 5th Street.
Ottinger Architects is designing the project, according to plans included on the website.
To date, Tishman Speyer has developed four buildings in Downtown Santa Monica, and owns four additional properties including the 1318 Lincoln site.
