In Sawtelle, the wrapping is off of a new multifamily residential building just north of the 10 Freeway.

The project from developer Rick Dreyfuss, which replaced 10 residential units at 2450 S. Barrington Avenue, consists of a six-story building that will feature 40 one-, two-, and three-bedroom apartments above parking for 61 vehicles. Permits also indicate that 10 recreation rooms within the building will be converted to accessory dwelling units, resulting in 50 total apartments.

Dreyfuss entitled the site using Transit Oriented Communities incentives, permitting a larger structure than otherwise allowed by zoning rules. In exchange, seven of the new apartments are to be set aside for rent at below market rates. That amount does not include the new accessory dwelling units.

Mika Design Group is the architect for the project, according to city records.

The site sits a short walk to the south of the commercial corridor of Pico Boulevard, and not far north of a mixed-use building recently completed at the intersection of Barrington and Gateway Boulevard.

Dreyfuss and Mika Design Group have also worked on plans for a mixed-use building along Manchester Avenue in Westchester.
