A new property owner is updating plans for a mixed-use development near the intersection of Manchester Avenue and Lincoln Boulevard in Westchester.
Richard Dreyfus of Manchester MF, LLC, owner of a property at 7111-7115 W. Manchester Avenue, is seeking entitlements to redevelop a small commercial building with a new six-story edifice featuring 29 studio and one-bedroom apartments above 499 square feet of ground-floor commercial space and parking for 26 vehicles.
Requested approvals include density bonus incentives to permit a larger structure than would otherwise be allowed by zoning rules. In exchange, three of the proposed apartments would be set aside for rent as very low-income affordable housing.
The current project represents a slight increase in density from the 25-unit proposal pitched for the site in 2020. That approval is still active, according to city records.
Mika Design Group is designing the project, which is depicted in plans as a contemporary podium-type building clad in stucco and brick veneer. Plans also show a rooftop amenity deck.
The property is also located along a stretch of Manchester Avenue which could potentially see new zoning through the pending update of the Westchester - Playa del Rey Community Plan. City officials hope to encourage pedestrian-oriented, mixed-use buildings along the corridor - similar to the project planned at 7111-7115 Manchester.
