A vacant commercial building on the border between Koreatown and East Hollywood that recently made headlines for catching on fire is set to give way to affordable housing, per a recent application to the L.A. Department of City Planning.
The project, filed by an entity affiliated with Holos Communities, would rise from a property at 315 N. Vermont Avenue. The proposed development, which would sit directly north of Metro's Vermont/Beverly Station, calls for the construction of a 12-story building featuring 113 studio, two-, and three-bedroom apartments above approximately 3,496 square feet of ground-floor commercial space. No on-site parking is proposed.
Holos is seeking approvals using AB 2011, state legislation which authorizes the construction of residential uses on commercial properties.
Lever Architecture is designing the project, named Goody Square, which would rise approximately 130 feet and include a rooftop amenity deck. Relm is the project's landscape architect.
The project site, which sold in early 2025 for $4 million, was previously set to be developed with a smaller 60-unit apartment building.
Other recent developments near Vermont/Beverly Station include the 490-unit SageLA apartments located southeast across Vermont Avenue.
