With pre-pandemic plans for office towers off the table, Onni Group is pivoting to housing at the Wilshire Courtyard complex steps from the recently-completed D Line extension.

Yesterday, the Vancouver, Canada-based development firm filed an application with the City of Los Angeles to build twin 67-story tower residential towers at 5700 Wilshire Boulevard. The project, which would replace the front halves of the two Wilshire Courtyard office buildings, calls for the construction of a total of 2,586 studio, one-, two-, and three-bedroom dwellings above approximately 56,400 square feet of new commercial space dedicated to a grocery store and restaurants. New parking for 2,129 vehicles would be provided podium garages wrapped with residential units.

Included in the project would be 197 apartments for very low-income households, making the project eligible for density bonus incentives to waive development standards relating to height and floor area, among other concessions.

SCB is designing the towers, which would 797 and 796 feet in height. At that scale, the two buildings would rank as the 4th and 5th tallest structures in Los Angeles if completed today.

In addition to retaining an existing private road cutting north-to-south through the site, as well as a park at the rear of the property facing 8th Street, the project would also add pool two pool decks to both buildigns and street level courtyards. AO is the project's landscape architect.

In total, the project would retain approximately 445,000 square feet of existing commercial floor area at Wilshire Courtyard, while demolishing 557,000 square feet. After the new construction, the completed project would consist of 2.4 million square feet of floor area.

Onni, which reportedly paid $630 million for property at 5700 and 5750 Wilshire Boulevard, had previously proposed a project which would have added 1.8 million square feet of office space to the property. Though Onni had reportedly faced foreclosure on the site in 2023, the company was successfully able to extend its loan.

Onni's other ongoing projects in the Los Angeles area include new housing developments proposed or underway in Glendale and Long Beach. The developer also has approvals for multiple projects in Hollywood and Downtown.
