Small buildings located across the street from Apple's new office complex on the L.A. - Culver City border are set to give way to a mixed-use residential development, according to an application recently filed with the Department of City Planning.

The proposed project from Venice Apple Project, LLC, slated for a corner lot at 8871-8879 W. Venice Boulevard, calls for replacing existing commercial and residential uses with a new seven-story building containing 96 studio and one-bedroom apartments above approximately 3,500 square feet of ground-floor commercial space and parking for five vehicles.

Requested entitlements include Opportunity Corridor incentives through the Citywide Housing Incentive Program, permitting a larger building than otherwise allowed at the property. In exchange, 15 apartments are to be set aside for rent by very low-income households.

The Albert Group Architects is designing the project, which is shown in plans as a contemporary podium-type building with a rooftop amenity deck.

Plans list the project proponent as CityPads, a Chicago-based development firm which currently has two projects in the works to the north on the opposite side of the 10 Freeway.

The project, in addition to close proximity to the Apple campus, is also located near Culver City Station and the accompanying Ivy Station development, featuring housing, a hotel, retail, and offices for Warner Bros. Discovery. Similar projects featuring housing and commercial uses have recently been built or are planned to the west along Venice Boulevard in the Palms neighborhood.
