The City of Manhattan Beach has issued an environmental clearance for a proposed multifamily residential building along one of its busiest commercial corridors.
The project at 2301 N. Sepulveda Boulevard, in the works since last year, calls for the construction of a seven-story building featuring 40 studio, one-, and two-bedroom apartments above a parking garage with space for 47 vehicles.
Project applicant Matt Moore of 2301 N. Sepulveda, LLC, the family-owned entity which controls the site, will be required to provide three moderate-income units and eight low-income units within the building in exchange for density bonus incentives permitting the project at this scale.

Easy Reader News reports that has faced pushback from neighbors who have objected to the building's scale and perceived negative impacts on adjacent single-family homes.
The project would be developed within Manhattan Beach's Residential Overlay District, which was established as part of the City's 6th Cycle Housing Element in March 2023. The district permits residential and mixed-use projects to be built on commercial properties by-right, predominantly along Sepulveda Boulevard and Rosecrans Avenue.
