A recent community presentation offers up a look at the latest plan for the vacant Melrose Triangle site in West Hollywood.
The project from The Charles Company, located on a block-spanning site at 9060 Santa Monica Boulevard, began excavation in 2021, but has remained an empty pit in the five years that have since passed. Plans to redevelop the site - which is named for its southern frontage on Melrose Avenue - date back over a decade, and have gone through several iterations.
Initially, the project was to see the construction of a four-story building featuring 137,000 square feet of offices, 82,000 square feet of retail, and 76 apartments. Revised entitlements, which have since expired, retained roughly the same number of residential units, while reducing the amount of shops and restaurants to 60,000 square feet and nearly 65 percent more office space at 225,000 square feet.
The revised plan, acknowledging the collapse of demand for office space, consists of a trio of interconnected seven-story buildings containing:
- 282 one- and two-bedroom apartments (including 66 senior affordable units);
- 96,000 square feet of retail and restaurant space; and
- parking for 528 vehicles.
Corbel Architects is designing the project, with SWA Group serving as landscape architect. The project is organized around a large central courtyard space, lined with commercial uses and outdoor dining, with main pedestrian entry points oriented along Santa Monica Boulevard to the north and the intersection of Melrose Avenue and Almont Drive at the southeast corner of the site.
"Rather than a single plaza, the experience unfolds as a walkable series of distinct zones," states a narrative included in the presentation. "This allows the space to support everyday retail spill-out while also accommodating seasonal activations, pop-ups, and curated moments."
A timeline for the project has not been announced, reports Wehoonline.com
