A developer is tweaking plans for a new multifamily residential complex near the Los Angeles River, according to plans recently filed with the City of Glendale.
Back in 2024, an application was filed to raze and redevelop a commercial complex on the western edge of the Pacific-Edison neighborhood at 4728 San Fernando Road. The proposal had called for the construction of a 249-unit residential development of unspecified scale.
A new application, filed in early June, includes a greater level of detail. Plans now call for the construction of a seven-story, approximately 247,000-square-foot building featuring 229 apartments and parking for 281 vehicles in an above-grade garage. Requested entitlements include density bonus incentives to permit a seven-story building, in lieu of the six-story height otherwise allowed on the property, as well as an allowance to provide smaller apartments than would otherwise be allowed by the zoning code.
Plans call for 27 affordable units to make the project eligible for the development incentives.
Property records list the owners of the site as 550 Riverdale, LLC, which is managed by the president of Glendale-based Stevenson Real Estate Services.
The development site is located roughly one mile south on San Fernando Road from a property at 5426 San Fernando Road, where a large studio complex featuring 10 soundstages and offices has been proposed by East End Capital.
