Plans for a mixed-use project on the border between Mar Vista and Culver City are being retooled using the citywide housing incentives program, according to plans submitted recently to the Los Angeles Department of City Planning.

The project from Bastion Development, previously approved by the Culver City in 2022 and City of Los Angeles in 2023, initially called for the construction of a pair of six-story structures at 12727 Washington Boulevard featuring 144 studio, one-, and two-bedroom apartments and 19,100 square feet of ground-floor commercial space.

A revised application filed with the City of Los Angeles now revises plans for the northern portion of the site along Zanja Street and Meier Street. Plans call for the construction of a six-story, 60-unit apartment complex with a mix of one-, two-, and three-bedroom dwellings above parking for 55 vehicles, in lieu of 40 units in the original project. Seven of the apartments in the updated project would be set aside for rent as extremely low-income housing in exchange for development incentives.

Bastion's plans for the Culver City side of the property, fronting Washington Boulevard, remain unchanged, and calls for a six-story, 104-unit development with ground-floor commercial space. Approvals for the Culver City project remain in effect until April 2027. Combined with the revised project, the proposal now calls for a total of 164 residential units.

Bastion, which is headquartered in Vancouver, has sought approvals for multiple projects in Culver City in recent years, such as the including the mixed-use Haven apartment complex, which was later completed by Cityview. The company also pursued a pair of apartment buildings in Koreatown, but eventually sold its properties to developer Jamison Services, Inc.

The Triangle Center site sits just east along Washington Boulevard from the site of a Lucky, a similar mixed-use apartment building which opened in 2020.
