A vacant lot near Sylmar Park is set to be redeveloped with small lot homes, per a recent application to the Los Angeles Department of City Planning.

The project from Davit Vardanyan of Art Property Group, Inc., slated for a roughly 49,000-square-foot property at 13187 Fellows Avenue, calls for the construction of 10 single-family homes - each with an attached junior accessory dwelling units. 

Artdesign is the architect for the proposed project. Plans show a mix of two-story homes with ground-floor garages, arranged around a common driveway.

The proposed townhome development is employing the provisions of SB 1123, a recent piece of state legislation which streamlines the approval of small lot style developments with up to 10 homes.

Artdesign is also attached to a similar townhome project in the Tujunga community.
