On the border of Hollywood and West Hollywood, framing is taking shape for a pair of affordable housing projects from Los Angeles-based Taylor Equities.
Located on the former site of two single-family homes at 1332 and 1346 N. Fairfax Avenue, the project consists of two four-story buildings containing 26 low- and moderate-income apartments (52 in total) without on-site parking.
Renderings depict the finished products as a pair of contemporary stucco-clad structures. GA Engineering is both buildings.
Project approvals granted by the City Planning Commission in 2024 included density bonus incentives to permit larger structures than typically allowed by zoning rules. Although both properties are placed in the R1 single-family zone, they are located within a general plan land use designation which permits the construction of apartments.
The site sits along a stretch of Fairfax Avenue which has recently seen the construction of several housing projects. Immediately north of 1346 N. Fairfax, a small lot subdivision with eight homes was completed in 2020. To the north at Sunset Boulevard, construction is currently in progress for a mixed-use project which will feature 62 apartments and retail space, while a 53-unit apartment complex was completed one block to the south in West Hollywood city limits in 2021.
