In a familiar tale, a developer is setting aside a predominantly market-rate project to instead build affordable housing.
Back in 2023, Jamison Services secured approvals for the construction of a new seven-story, 120-unit apartment building with 127 parking spaces at 975 S. Manhattan Place in Koreatown. The project was to include 12 units of affordable housing in exchange for development incentives permitting a larger structure than otherwise allowed by zoning rules.

A new application filed late last month with the Planning Department now calls for building the project as a 147-unit income-restricted complex catering to low- and moderate-income renters. The revised project would include 99 parking spaces.
DFH Architects is designing the project, as was the case for the prior iteration of the project. Plans portray the finished product as a contemporary podium-type building.

The affordable project is the third proposal for the site at 975 Manhattan Place within the past decade. Previously, the Planning Commission approved the construction of a similar project on the same site by Bastion Development Corp., which had proposed a 95-unit building using density bonus incentives. Bastion later sold 975 Manhattan, as well as a companion site across the street, to Jamison, which has since built a mixed-use housing complex across Manhattan Place.
Jamison recently announced a new affordable housing division, Arden Residential, which is partnering with Kennedy Wilson on projects that will generate roughly 4,000 homes in the Los Angeles area.
