Just west of the intersection of Olympic Boulevard and Western Avenue in Koreatown, the wrapping is off for a mixed-use residential development from Jamison Services, Inc.
The Somi apartments, at 988 S. Manhattan Place, is a seven-story building on the north side of Olympic which contains 118 studio, one-, two-, and three-bedroom apartments atop roughly 6,200 square feet of ground-floor commercial space and parking for 77 vehicles.
Project entitlements include Transit Oriented Communities incentives, permitting a larger building than would normally be allowed by zoning rules. In exchange, Jamison will be required to set aside 12 of the new apartments for rent by extremely low-income households.
MVE + Partners designed the contemporary podium-type building, which has a U-shaped footprint above its second floor, leaving space for a courtyard amenity deck. Additional amenities are provided at the rooftop.
The 988 Manhattan site was originally entitled as a slightly smaller 114-unit development by a different property owner using density bonus incentives. Jamison acquired the property for $11.5 million in 2020 and subsequently sought new approvals using the TOC guidelines.
Jamison, which is planning dozens of projects in Koreatown and other neighborhoods in Central Los Angeles.
