13 apartments approved for empty lot at 4127 E. Supreme Court

The Los Angeles City Planning Commission has given the go-ahead to a project which will transform an empty lot a on the border between El Sereno and Montecito Heights into housing.

The project from applicant Brett Boston of Parkman Apartments, LLC, filed last year with the City of Los Angeles for a site at 4127 E. Supreme Court, calls for the construction of a new six-story building featuring 13 one-bedroom apartments with ground-level parking for 11 vehicles.

Commission approval was required for various off-menu density bonus incentives and waivers to permit a larger structure than otherwise allowed by zoning rules. In exchange, two of the new apartments would be set aside for rent by very low-income households.

Aero Collective is designing the proposed project, which would consist of a contemporary low-rise structure with a rooftop amenity deck.

The proposed project is one of a handful of new developments in the works in the surrounding area, including a larger mixed-use building which would rise a short walk north at 4221 E. Huntington Drive.
