Infill housing is coming to a vacant lot on the border between El Sereno and Montecito heights, per a recent application to the Los Angeles Department of City Planning.
The proposed project from property owner Brett Boston of Parkman Apartments, LLC, slated for a site at 4127 E. Supreme Court, calls for razing an existing billboard to clear the way for the construction of a new six-story building featuring 13 one-bedroom apartments with ground-level parking for 13 vehicles.
Requested entitlements include density bonus incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, two of the new apartments would be set aside for rent by very low-income households.
Aero Collective is designing the proposed project, which is shown in plans as a contemporary low-rise structure with a rooftop amenity deck.
The proposed project is one of a handful of new developments in the works in the surrounding area, including a larger mixed-use building which would rise a short walk north at 4221 E. Huntington Drive.
