The transformation of the former Westside Pavilion mall into UCLA Research Park is slated to advance to construction before the end of this year. 

Earlier this mont, the UC Board of Regents approved core and shell improvements for the eastern wing of the property, which occupies two corners of the intersection of Pico Boulevard and Westwood Boulevard. The first phases of work approved by the regents would involve replacement of mechanical, electrical, and plumbing systems, and upgrades to other building systems.

The approved work has an estimated budget of $34 million, and is projected to begin work in October 2026 and be completed by the end of 2028.

According to a previously circulated environmental study, Research Park, when completed, is expected to include:

  • 271,000 square feet of wet and dry laboratories;
  • 214,000 square feet of offices;
  • 52,400 square feet of meeting areas,
  • 258,700 square feet of common areas, circulation areas, and back of house functions; and
  • 14,700 square feet of food service areas.

Anchor tenants announced for the building include the California Institute for Immunology and Immunotherapy, UCLA's Quantum Innovation Hub, and the UCLA David Geffen School of Medicine.

Project components are expected to be completed in phases through 2035.

Research Park is but one component of the former Westside Pavilion, which was previously poised for conversion to office space for Google. Other sections of the mall located to the east have been redeveloped in recent years with a mixture of housing and commercial uses.
