A shuttered Rite Aid near the Cal State University Northridge campus is slated to give way to affordable housing, according to a noticed recently published by the City of Los Angeles. 

The 1.45-acre project site, located at 18444 Plummer Street, is a corner lot which also has frontage on Reseda Boulevard. Developer Alliant Communities proposes to clear the former pharmacy and associated parking lot to make way for the construction of a new six-story building featuring 200 one-, two-, and three-bedroom apartments (all reserved for renters earning between 30 and 80 percent of the area median income) as well as resident amenities, offices, and a 102-car garage.

Egan Simon is designing the contemporary podium-type building, which would incorporate landscaped courtyards and other recreation areas.

The City of Los Angeles is requesting more than $23 million in federal funding for the project on behalf of Alliant Communities.

Construction is expected to kick off in February 2027 and be completed by April 2029.

The project represents a tried and true formula for Alliant Communities, which has previously developed four other apartment buildings in the San Fernando Valley which provide a combination of workforce and extremely low-income housing.
