At a ceremony last week, Calabasas-based real estate firm Alliant Strategic Development announced the groundbreaking of four projects which will bring more than 700 middle-income apartments to neighborhoods across the San Fernando Valley.

The projects are the recipients of roughly $300 million in bond funding through the California Municipal Finance Authority and California Housing Finance Agency. Per a news release, the average unit within the new developments are to be priced for households earning 90 percent of the area median income level, with a total of 144 units to be reserved for households earning no more than 50 percent.

Vose

Named for its location at the intersection of Van Nuys Boulevard and Vose Street in Van Nuys, the Vose apartments will consist of a six-story building featuring 322 apartments. Plans also call for 4,105 square feet of street-fronting retail space and at-grade parking for 184 cars.

AC Martin is designing Vose, which is portrayed in elevation plans as a contemporary podium-type building clad in painted stucco.

Sync on Canoga

Sync on Canoga, slated for a property  at 7019-7049 N. Canoga Avenue, will consist of a five-story, 220-unit apartment complex on a roughly 1.2-acre site previously developed with a series of small commercial buildings. VTBS Architects is designing the apartment complex, which is depicted in renderings as a contemporary podium-type building.

Located at 7322-7340 N. Topanga Canyon Boulevard in Canoga Park, the project will consist of a five-story edifice containing 149 studio, one-, and two-bedroom apartments above ground-floor parking for 109 vehicles. Hochhauser Blatter is designing the Pendant, which replaces an office building.

Cadence at NoHo

Cadence at NoHo, the final and smallest of the four projects, will rise at 5633 N. Farmdale Avenue in North Hollywood, creating 26 apartments in a new five-story building.

Spectrum News reports that all four projects are expected to open for residents between late 2024 and early 2025.
