In Vermont Square, modular units are now in place for a new housing complex from prolific local developer SoLa Impact.
The project, which broke ground earlier this year at 4301 S. Vermont Avenue, calls for the construction of a five-story, 188-unit apartment complex on a site previously occupied by a commercial building and parking.
Plans call for a fully income-restricted development consisting of one-bedroom apartments reserved for low- and moderate-income households. As affordable housing, the project was able to utilize density bonus incentives to permit a larger structure than otherwise allowed by zoning rules.
Open Office is designing the project, which is to be built with prefabricated modular units supplied by SoLa Impact subsidiary Model Z.
SoLa Impact, which boasts a portfolio of thousands of apartments in South Los Angeles. The developer secured a $35-million loan for 4301 Vermont in 2025, and recently locked down more than $90 million in financing for a 166-unit development in Broadway-Manchester.
