Four years since our last updated in Pasadena, Summerhill Apartment Communities is back with revised plans for a large apartment complex just north of the 210 Freeway.
The project, per a presentation to the Pasadena Design Commission, would rise in the place of Throop Lumber at 444 N. Fair Oaks Avenue. When initially revealed in 2022, the project was to consist of 206 apartments and parking for 255 vehicles. Updated plans now call for the construction of a nearly 383,000-square-foot apartment complex comprised of four-to-six-story buildings containing 225 apartments above parking for 294 vehicles.
Plans call for a mix of studio, one-, two-, and three-bedroom apartments, a portion of which would be set aside for lower-income renters to make the project eligible for density bonus incentives.
KTGY remains the architect for the project, which includes a Mediterranean-style building taking design cues from the nearby Villa Raymond, as well as contemporary architecture.
"The building is organized to establish a strong pedestrian-oriented presence along North Fair Oaks Avenue and East Villa Street, helping to reinforce an active and engaging public realm," reads a narrative included with the presentation. "Building entries, residential frontages, landscape features, and pedestrian improvements are strategically incorporated to promote walkability and create an inviting streetscape experience."
The revised project site no longer incorporates an adjoining parcel developed with a small apartment complex to the east along Raymond Avenue.
