At the intersection of 42nd Place and Western Avenue in Vermont Square, yet another multifamily residential development from SoLa Impact is on the rise.
The project, referred to as "Project Big Western," occupies a roughly 17,000-square-foot site at 4230 S. Western Avenue which was previously improved with a string of commercial buildings. Plans approved last year by the City of Los Angeles permit the construction of a five-story building featuring 68 one- and two-bedroom dwellings above parking for 34 vehicles.
SoLA Impact entitled the site for development using Transit Oriented Communities incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, 14 of the apartments are to be set aside for rent by low- and extremely low-income households for a period of 55 years.
E.D.D.G., Inc. is designing the project, according to city permit filings. A rendering of the finished product depicts Project Big Western as a contemporary podium-type building.
"Project Big Western will replace a series of low-rise structures with a beautiful, 68-unit building with 14 units reserved for low-income community members," reads a description from the SoLa Impact website. "The spacious rooftop decks and elevated courtyard will offer residents opportunities to enjoy private open space. Its proximity to transit plus ample bike and car parking will afford residents multiple transportation options."
Completion of the apartment complex is expected in the second quarter of 2023.
Another project from SoLa Impact was recently completed one block north at the intersection of Western and 42nd Street.
