A couple blocks from Metro's North Hollywood Station, an automobile repair shop is poised to give way to new housing, according to an application submitted recently to the Los Angeles Department of City Planning.
The project from applicant Al Leibovic of Yaya Case, LLC, slated for a corner lot at 11044 Burbank Boulevard and 5544 Case Avenue, calls for the construction of a new six-story building which would feature 100 apartments (and one accessory dwelling unit) above at-grade and basement parking for 87 vehicles
Requested project entitlements include Transit Oriented Communities incentives allowing for a larger, denser apartment complex than would normally be permitted by zoning. In exchange, 10 of the apartments are to be set aside for rent by extremely low-income households.
Although plans do not shed much light on the design of the building, amenities including a podium-level courtyard, a rooftop deck, and a ground-floor gym are shown.
City records show MHP Consulting Group, LLC and Harmony Gardens as part of the project design team.
The proposed development sits within walking distance of the park-and-ride lot of Metro's North Hollywood Station, which is poised for redevelopment with a high-rise complex. The site also sits near the future route of a new bus rapid transit line which would connect North Hollywood to Burbank, Glendale, and Pasadena.
