The Los Angeles City Planning Commission has moved to approve a proposal to build a new multifamily residential building just west of the I-405 Freeway in Sawtelle.

The proposed project from EJKS, LLC, an entity managed by Elliot Nayssan, is slated for a property just south of Santa Monica Boulevard at 1717 S. Beloit Avenue. Plans call for the redevelopment of five existing home with  new seven-story building featuring 102 one-, two-, and three-bedroom apartments above a two-level, 97-car subterranean parking garage.

Planning Commission approval was required for off-menus density bonus incentives which permit the construction of a larger building than zoning rules would normally allow. In exchange, 14 of the new apartments would be set aside for rent as very low-income affordable housing.

City records indicate that Sam Ghanouni is designing the contemporary low-rise structure, which would include recreation rooms, roof decks, and a rooftop terrace level.

Upon groundbreaking, completion of the building is expected within 18-to-24 months.

The proposed development has evolved since submitted to the Planning Department for review in early 2024, when it was imagined with 92 apartments and slightly more parking.

The proposed project would site directly east of another Nayssan and Ghanouni project: a 48-unit apartment complex at 1650 Sawtelle Boulevard.
