A single-story commercial building north of the Los Angeles River in Studio City is set to make way for affordable housing via the Mayor's Executive Directive 1, according to a new application to the Planning Department.

The proposed development by Thomas Beadel, which would rise at 12434 Moorpark Street, calls for the construction of a new five-story building featuring 102 two-bedroom apartments without on-site parking.

Findings included with the project's entitlement application indicate that the proposed apartments would be restricted to rent by moderate-, low-, and very low-income households. In exchange, the project would be eligible for density bonus incentives permitting a larger structure than allowed by zoning rules.

Stockton Architects is designing the contemporary low-rise structure, which would include a central courtyard.
