Infill housing is coming to a vacant property just south of Colorado Boulevard, according to a new report to the Pasadena Design Commission. 

The proposed project, slated for a site at 36 S. Berkeley Avenue, calls for the construction of a four-story building featuring 12 townhome-style dwellings with ground-floor parking for seven vehicles.

Project entitlements include density bonus incentives to  allow for double the amount of density that would otherwise be permitted by zoning. 

Burnham Nationwide is listed as the architect for the project in a meeting agenda. 

"The building is designed in a contemporary style with a flat roof enclosed by parapet walls, has a boxy and linear appearance, repeated floor plates, and stacked floor plans," states a staff report. "With the exception of the two enclosed lobbies, the ground floor is an open design that will provide seven parking spaces. The central portion of the roof will be designed as a roof deck to create a shared outdoor space."

Trojan Land, LLC is listed as the owner of the property.

The project site sits directly south of a property at 2000 E. Colorado Boulevard where Meta Housing Corp. has plans for a 144-unit affordable housing complex.
