Last year, Landmark Properties broke ground on its first Los Angeles project - a 37-unit apartment complex a short walk from the UCLA campus. For its next project in Westwood, the Georgia-based real estate developer is thinking taller.
Earlier this month, Landmark submitted a new application to the City of Los Angeles seeking approvals for a new housing complex on a through lot at 505 S. Landfair Avenue and 504 S. Glenrock Avenue. The proposed development, called The Metropolitan at Los Angeles, would consist of a 12-story structure featuring 84 studio, one-, two-, three-, four-, and five-bedroom apartments atop parking for 16 vehicles.
Requested entitlements for the project, which would likely cater to UCLA students, include density bonus incentives to permit a larger building than allowed by base zoning rules. In exchange, 12 of the new apartments would be set aside for rent by low and very low-income households.
“This neighborhood is desperately in need of newly built, high-quality housing, especially affordable units, as the majority of residential opportunities are in older buildings,” said Landmark Properties executive managing director of development Jason Doornbos. “This project site in North Westwood Village is a logical location for increased density given its adjacency to the forthcoming Purple Line extension, UCLA and the large number of major employers in the greater Westwood Village community.”
LOHA is designing the Metropolitan, which is would incorporate amenities such as a swimming pool, a fitness area, recreation rooms, and landscaped patios. Plans indicate that the contemporary mid-rise structure would stand approximately 139 feet in height.
The new application replaces an earlier proposal by Landmark slated for the same location. The second iteration of the project takes advantage of the provisions of AB 2334 and AB 1287 to propose a larger building than the seven-story, 56-unit complex originally proposed.
If completed, the Metropolitan will be the third Los Angeles-area development by Landmark, joining the previously-mentioned Westwood apartment building and a new 429-unit complex now taking shape across the street from Exposition Park.
