A strip mall located across the street from MacArthur Park in Westlake is poised to make way for affordable housing via the Mayor's Executive Directive 1, per an application submitted earlier this month to the Planning Department.
The proposed development from applicant SCAH-LA, slated for a corner lot at 2400 W. 7th Street, calls for the construction of a new eight-story building featuring 148 studio and one-bedroom apartments.
Save for a market-rate manager's unit, all of the apartments are to be priced for low- and moderate-income households. That makes the project eligible for density bonus incentives permitting a larger structure than would otherwise be allowed by zoning rules.
64North is designing the building, which is depicted in plans as a contemporary podium-type building.
The proposed project would sit directly across the site of a future water features planned for MacArthur Park using Measure W funds, and one block to the west of an Abode Communities development that will bring 100 affordable homes to a mid-block site along Grand View Street.
