USA Properties Fund. and Safehold, Inc. have commenced construction on a senior affordable housing complex in the City of Orange.
The Orion, planned at 1800 E. La Veta Avenue, will consist of a 166 apartments catering to low-income renters aged 55 and up - including eight permanent supportive housing units. The site is located near shopping centers, medical offices, regional parks, and in proximity to Newport Beach, Laguna Beach, and Disneyland, according to a news release.

Orange Mayor Dan Slater stated that the project would “convert a blighted property into something architecturally beautiful and provide 166 additional affordable units for seniors," and cast the development as “a win-win.”
Renderings portray The Orion as a contemporary four-story building painted orange, white, and grey. Planned amenities include a clubroom, a fitness area, a dog park and a senior services center for residents.

Completion of The Orion is expected in early 2026.
Riverside Charitable Corporation is also partnering on the project, according to the documents. Both USA Properties Fund and Riverside Charitable Corporation have a track record building affordable housing in Southern California, previously backing projects in Panorama City and Irvine, respectively.
