In University Park, a parking lot at the rear of an early 20th century senior affordable housing complex near the intersection of Vermont Avenue and Adams Boulevard could be redeveloped with housing.
The project at 2620 S. Menlo Avenue, submitted recently to the L.A. Department of City Planning, calls for the construction of a new three-story building which would feature 18 studio apartments accompanied by parking for nine vehicles.
Project applicant 2620 Menlo, LP is seeking approvals using density bonus incentives to permit more housing than otherwise allowed by zoning rules. The project would utilize the affordable units provided in the existing building to satisfy the requirements for on-site income-restricted housing.
Lahmon Architects is designing the proposed expansion, which would be clad in wood siding to match the appearance of the existing structure.
The project, in addition to requiring the approval of density bonus incentives, will need additional design sign-offs due to its location within the North University Park Specific Plan area.
Other recent developments in the near vicinity include the Phoenix Apartments, a recently-completed mixed-use development at 1421 W. Adams Boulevard.
