Affordable housing is coming to an empty lot of land flanking the G Line busway's bike trail and the Sepulveda Basin, according to a notice published by the City of Los Angeles.

Earlier this month, the Housing Authority of the City of Los Angeles' Board of Commissioners voted to allow the issuance of up to $78.7 million in bonds for the construction of a proposed development from Linc Housing Corp. at 17100 Victory Boulevard. Plans call for the construction of two five-story buildings containing a combined 194 residential units - 48 reserved for homeless households, 144 for families earning between 30 and 80 percent of the area median income, and two market-rate manager's units.

The apartments are to consist of studio, one-, two-, and three-bedroom units, and would be accompanied by parking for 88 vehicles, shared courtyard space, offices for supportive services, and rooftop decks. At street level, plans call for 1,000 square feet of ground-floor commercial space adjacent to the bike path, which could be used as retail or office space for a local organization.

City approvals granted in 2023 indicate that VTBS Architects is designing the Victory Boulevard apartments, with MJS Landscape Architecture serving as landscape architect.

The project site backs up on the westernmost part of the Sepulveda Basin, which is poised to see a gradual makeover in the years to come following a new master plan for the roughly 2,000-acre, federally-owned property. The near by G Line Busway is also slated to see improvements in the coming two years, as Metro commences work on a $668-million plan to speed up travel times between North Hollywood and Chatsworth.

Linc Housing recently broke ground on a smaller affordable housing complex in the unincorporated community of Willowbrook, and has several other projects in the works within Los Angeles County.
