Three months after securing a $66-million construction loan, Intergulf Development Group has broken ground on a long-proposed multi-family residential building in the Westlake neighborhood.
The project site, located at 495 S. Hartford Avenue, was acquired by Intergulf three years ago, was approved in 2017 for the construction of a seven-story, 218-unit apartment complex. Plans also call for a two-level subterranean parking garage with space for more than 200 vehicles.
In exchange for density bonus incentives, permitting a larger structure than allowed by zoning rules, 36 of the new apartments are to be reserved as affordable housing.
City records indicate that IBI Group is designing 495 Hartford, which is depicted in renderings as a contemporary low-rise structure similar to other recent ground-up developments in the Westlake community.
Completion is on pace to occur in 2024.
The project site, located just north of 6th Street, also neighbors the Hartford Villas, a 100-unit affordable housing complex recently built by SRO Housing Corp.
