Four existing homes located just east of Normandie Avenue in Koreatown are slated to give way to an apartment complex, according to a new application to the Los Angeles Department of City Planning.

The proposed development from property owner Kazem Kalantary of Diamond Property, LLC, slated for a site at 112 N. Mariposa Avenue, calls for the construction of a six-story building featuring 24 studio, one-, two-, and three-bedroom apartments with parking for 17 vehicles located on the ground floor.

Requested entitlements include Transit Oriented Communities incentives to permit a larger building than otherwise allowed by zoning rules. In exchange for the incentives, three of the apartments are to be set aside for rent as affordable housing at the extremely low-income level.

Local architecture firm bB|A Studios is designing the contemporary podium-type development, according to plans included with the entitlement filing.

A larger development with 88 apartments was approved in 2021 for a site one block west at the intersection of 1st Street and Normandie Avenue.
