Five apartments located on a walk street between the Ballona Lagoon and Venice Beach are slated to give way to new multifamily housing, per a recent application to the Los Angeles Department of City Planning.
The proposed development, slated for a property at 17-21 Jib Street, comes from applicant and property owner 17 Jib Company, LLC, which is managed by the Lederman Family Trust. Plans call for the construction of a five-story edifice featuring 25 one- and two-bedroom apartments with parking for nine vehicles.
Requested entitlements for the project include density bonus incentives to permit a larger building than zoning rules would otherwise allow. In exchange, five of the proposed apartments would be set aside for rent by very low-income households and one apartment would be rented to a low-income household.
Breakform Design is designing the Jib Street project, which is depicted in a rendering as a contemporary podium-type building.
The project site sits west across the Ballona Lagoon from Via Marina in Marina del Rey, which has recently seen several commercial properties redeveloped with multifamily housing and hotel uses.
