An empty lot located just east of the Cal State University, Northridge campus could see the construction of new affordable housing, per an application submitted recently to the Los Angeles Department of City Planning.

The project from Los Angeles-based developer Uncommon, planned at 17829 W. Halsted Street, calls for the construction of a new seven-story building featuring 255 studio, one-, and two-bedroom apartments above podium parking for 125 vehicles.

Requested approvals include density bonus incentives to permit a larger structure than allowed by zoning rules, as well as waivers from other development standards. Save for a market-rate manager's unit, all of the apartments are to be set aside for rent as low- and moderate-income housing.

JZA Architecture is designing the proposed development, called Uncommon Halsted, which is described as being of a contemporary style.

"The storefront system will enclose the double-height lobby, recreation room and other interior spaces that will be shielded but visible from the ground floor," read findings included with the entitlement application. "Proposed building materials include storefront system glass with varying colors, exterior plaster in multiple neutral colors, perforated metal screening at the roof level, and vinyl windows. Landscaping with trees, shrubs, and turf would be provided along the boundaries of the project site as well as in the interior courtyard and roof deck spaces."

Uncommon, best known for buildings the mixed-use headquarters campus of MGA Entertainment in Chatsworth, has a number of market-rate and affordable housing developments in the works, including projects in Inglewood, Hollywood, North Hills, and Beverly Grove, among other locations.
