Six months after our last update, the concrete podium of a mixed-use development from Holland Partner Group is high above ground across the street from The Grove and the Farmers Market.

The project, which replaced the eastern half of a shopping center at 6300 W. 3rd Street, is named 3rd & Fairfax for its cross streets. Plans call for a new eight-story building featuring 311 studio, one-, two-, and three-bedroom apartments above approximately 84,000 square feet of commercial space. Parking 996 vehicles would be located in a two-level subterranean garage and a three-level podium structure.

MVE + Partners is the new construct, which is portrayed in renderings as a contemporary podium-type building featuring cutouts and setbacks that scale along adjacent streets and a neighboring elementary school to the south. Plans also call for courtyards and amenity decks to provide outdoor space for use by residents.

An environmental report published by the City of Los Angeles indicates a roughly 32-month construction period for the complex.

The current plan for the Town & Country site has been scaled back from what was initially proposed in 2018, when Holland Partner Group had sought to build a 19-story high-rise with more than 380 residential units.

Holland Partner Group, in addition to its Mid-Wilshire development, is building a 271-unit apartment complex in Downtown Long Beach and has plans for a larger 282-unit building in the southeast corner of that city.
