More than seven months after commencing work in Downtown Long Beach, a red tower crane is on site at the intersection of 3rd Street and Pacific Avenue, site of a new mixed-use apartment complex from Holland Partner Group.

The project, located at 131 W. 3rd Street and 250 Pacific Avenue, will eventually consist of a podium-type building featuring 271 studio, one-, two-, and three-bedroom apartments above approximately 12,000 square feet of ground-floor retail space and parking for 395 vehicles.

Urban Architecture Lab is designing the eight-story building, which will be clad in materials including fiber cement boards, glass, and painted plaster. Besides housing, plans also call for amenities including a fitness center, a club room, a rooftop deck, and multiple open-air courtyards.

To break up the large development site, approved plans call for the construction of a mid-block paseo, allowing pedestrians to cut through the property at street level to reach Pine Avenue one block east.

The new development was entitled for construction by local real estate firm Ensemble, which originally secured approvals for a larger complex which would have included a 23-story high-rise and up to 345 apartments, but pivoted to the current project in 2021.

The project is the third in recent years for Holland Partner Group in Long Beach, following the completion of the Volta on Pine development a few blocks north. The Vancouver, Washington-based firm next plans to build 303 apartments on the site of the Congressional Place office complex at 6700 E. Pacific Coast Highway.
